When it comes time to sell or rent a house, we will always try to set it up as best we can so that any potential buyers or future landlords will be impressed by it in a positive way. Sometimes, however, it is not enough just to tidy up and clean the property properly: there are small touches that we can add here and there that make all the difference, and in some cases, it is worth undertaking a small renovation project or making some targeted purchase to enhance the look of a room or some area of the home.

Use of colors, strategic painting, furniture, curtains and more: there are various elements to consider and organise in the right way to make the house you want to sell or rent look more beautiful. Find out some of these strategies by reading on below:

Whatever color of the walls are, (unless it is a really nice wallpaper or some sophisticated design is inscribed on them), it is always good to go with a plain, white surface. Not only is this a color that makes any room seem wider and brighter, but it is also the one that gives the impression of there being the potential to modify and customize the house at will. For this reason, going with white, is often recommended when you have to sell the property.

Tidy everything up: no boxes or cables in sight, but also no hanging objects (like jackets on the back of doors), piles of books or magazines on tables - in short, everything that usually hangs around for days (or months) in a half-forgotten part of a room. The feeling we should try to create should be a bit like when we enter a hotel room: everything must be clean and in order.

Get rid of excess furniture, or those pieces that clash with the surroundings and/or alter the overall stylistic balance of the furniture. Leave only the essentials, in their proper positions. The new tenants or owners will then feel that they can customize as they wish.

Impersonal (neutral) spaces: furniture must maintain a pleasant character but as must be as impersonal as possible, always with a view to leaving it to those who will live in the house to make customization decisions. So, away with any toys, personal photos, souvenirs and similar.

In the bathroom put out only white towels, and preferably the bedroom linen should also be sober and neutral in color. Using these colors, these items then give off a feeling of "cleanliness" and make one think of spas and comfortable hotels.

Amplify the brightness of a room by placing mirrors (one large one or a collection of smaller ones in a stylized composition) on the wall opposite the windows.

There is nothing like seeing healthy and beautiful plants around and these can make a space seem much more hospitable. Without being surrounded with nature and greenery, after all, we could not exist.

Inevitably, someone will open the cabinets and drawers. Even if they these are pieces of furniture that you will take with you when you leave, it is best to ensure that these are neat and tidy at all times during the viewing period.

A large window makes any room appear larger and brighter, and the right curtains can make the windows themselves appear larger. Just mount the curtain rail a little higher and drop the curtains (whether or not if they are made of light and clear materials) all the way down, so that they almost touch the ground (but not quite!).

There is a lot of talk these days about the ability of rugs and carpets to influence the perception of available space. In the living room, and in the bedroom, it is always advisable to use very large rugs or carpets (also known as an “area rugs”), and to ensure they are positioned in such a way so as to encompass a sofa and armchairs (in the case of the living room) or the bed. In any event, the rug or carpet should be positioned such that part of it is under at least the front, facing legs of each piece of furniture which provide the focus of the room.
